@Justin Bernsten - have you had any luck with subject-to on pre-foreclosures? I would think the amount required to bring the loan current would be excessive for the small spread of cash flow you'll receive after taking over the property and its payments. Is there a way to avoid paying the arrears and just pickup payments going forward? Maybe a loan modification?

@Justin Silverio I have done just over 20 deals in roughly 2 years of investing - I'd like to close 2 SFR's per month and at least 1 MH park or multifamily every six months.

I have tried selling my flips via FSBO (utilizing Zillow, Craigslist, yard signs, etc), and all offers I received were below asking price. I have had several properties that I've listed with agents sell for above asking price because of the agent's ability to create enough traction to create competition for my property. I've also seen many agents willing to reduce their commissions when listing properties for investors - this is also not ideal in my opinion. I once had a broker list a flip for me at 3% commission, and had very little activity because buyers' agents were steering their clients toward other properties that offered a higher commission. I now list at the full 6%, and my properties sell very quickly, and often for more than list price. As for choosing an agent, I would recommend building a relationship with one of the top producing agents in your town - they usually have teams and systems in place to get your property maximum exposure.

@McKinley Crowley, I'm currently mailing to all absentee owners with high equity in my county - it's about 900 properties. I am mailing every six weeks. I've been considering adding another list of maybe homeowners with equity, but not sure how others have done with this. In addition to this, I post a "We Buy Houses" ad on Craigslist daily, text wholesalers and REO agents weekly and monitor auction properties and bid at auctions. Maybe my rate of growth is normal, but I think I can do better.

Despite my efforts with direct mail, staying in contact with wholesalers & agents, monitoring the MLS and auction websites, I'm still not scaling very quickly. Any suggestions for ramping up results?

@Bill F. this is exactly what I've struggled with! I have questioned this to others and no one has put it into words this way. I would be very interested in learning more about this outlook on goal setting. Any content you could recommend for learning more?
