@Chris Tracy I completely agree with this, I know there are two sides to this equation. I am just not sure that the value is there for me to spend $10,000 for a remote mentor to send me video clips and articles. I've been very successful at learning (so far) from books, podcasts and networking with other investors. I know many pursue the mentor route as a way to try and skip putting in the hard work to learn a skill. I personally enjoy learning and spend a great deal of time educating myself. I was just curious if it was possible to self educate on this matter enough to find a deal, and maybe syndicate it under an established sponsor? Or maybe something similar? I know books can only take you so far.

@Josh Bakhshi I think you may have misunderstood my post. I am currently managing my own properties, and I'm very hands off in doing so by implementing systems. My question is - what long term strategy works for buying these types of properties? Should I keep accumulating these properties for a trade up to a higher asset class later? Should I aim to sell these off as turnkey rentals individually to investors? Or am I building a house of cards by buying these? I am just looking for guidance from people who have invested in this asset class and had a successful outcome. If you have not done this, then this post does not apply to you.

Up to this point, I've had every property on its own lock, and I keep a copy of all of these keys in a box. What systems are you using that are working for you? I'd like to systematize this now that I'm accumulating more properties and It's becoming harder to

I live and invest in Monroe, Louisiana, which has a very high percentage of the population being considered to be low income. I currently own a handful of SFR in low value areas, but not areas you would consider to be warzones. My questions is - what is the long term strategy ideal for these types of properties? I see the major investors that own hundreds of these in my areas being way more hands on than I want to be, so is there a way to build a portfolio of low income housing without it becoming a job because of it's high maintenance nature?

Is the home in a good neighborhood with a likely possibility of appreciation? 

Also, I would recommend checking out rentometer.com to see what nearby homes are renting for. i use this website often and it's a huge help for me. 

Either way, it's cash flowing and you know rent can be increased over time, I would do it.
