Good morning BP!

I was wondering if anyone has had experience using hard money in the Birmingham area BRRRRing from OOS. 


I’m currently looking to make my first property purchase and am not yet in the position to make all cash offers and be able to cover rehab as well. I’ve been looking into Birmingham because of its solid macroeconomics and low median entry points and I was wondering if anyone has experience BRRRRing properties in Birmingham using hard money. I’ve found in some areas I’ve looked at the juice isn’t always worth the squeeze when it comes to hard money and risk taken in a rehab because of higher price point/tighter markets. Just hoping to get some general info about the area in this regard.

I’m looking to start investing remotely and was wondering if anyone would be willing to share some experiences they had in their first OOS purchase and possible rehab (extra points if you’ve done this in a post-COVID world). Preferably this would be your first deal ever made completely remote.
