One thing I'd definitely recommend you get for your zip code is AirDNA.

It pulls comp listings in your zip, shows you their occupancy and rates so you can be ahead of the game.

Well worth the $20/mo. @Matt Greenfield

Hey all, I shoot Lux RE here in the Cola market.

I have a SFR on the lake that we bought for $250k that rents at $2.5k, just barely makes the 1% rule but we are happy with the cashflow. Working on a multi family in down town, I manage short terms on Airbnb, VRBO & Homeaway but if you're looking for a long term mgr, my agent charges 10%. It's worth it for long distance investing but being local, you can put out most hypothetical fires yourself. My good friend is a builder locally and has a huge list of contractors he shares with me for things that are out of my scope. Let me know how to help, we're putting together a REIA group out here on LKM if anyone is interested in being a part of it. -AM

Hey All, my name is Austin Marvel.

I've been shooting luxury RE & trying to soak in as MUCH information from all of my contacts as possible. I've learned a ton about flipping & land development. Without getting my SC license, started doing some land sales in TX, VA & SC. Making 3% commission is pretty awesome for the little amount fo work that a sales agent has to do to get the sale. Literally just helping solve people's problems.

This has motivated me to get into RE in the residential space. I have learned so much and seen the potential.

Being on the marketing side of things, young and a father of two I know I've got an upper leg on many. (In some ways.)

I have energy, motivation to learn and a vast network.

Help me solve my own problem, there's got to be something I'm missing. How do I build a $250k, buy a $300K BRRR & free up more time without throwing a sh!tload of money for down payments, mgmt fees & maintenance.

*This year, I bought a buildable acre outside of Asheville for like $2500. I'm thinking about building up there.

**We turned our first house into a 3-5 month rental which cashflows us about $1k/mo

***I'd love to get a second home (BRRR) up in Charlotte area & dabble in the STR market.
