Michael P. Very informative video. Nice shades too! My issue is that I live in a small town and am very limited in broker options. I am meeting with one on Wednesday and am contemplating how I should go about it. Do you think it would be a good idea to bring my wealthy investor friend to the interview and tell them I want 100% commission and minimal or even no fees? Considering the tremendous amount of business I would be bringing them? How would you go about this?

I should clarify that I do not plan on selling real estate very often, only buying. Perhaps I would sell a couple properties per year to supplement income.

How do you find a broker that will simply let you hang your license without fees or commission splitting? I am part of 2 man investor partnership that has secured 7 million dollars in funds. Could I use this fact to persuade a broker to Let me keep 100% commission and bypass any large fees? After all, I would be bringing them quite a lot of business. At the very least, is it feasible to negotiate to a 90/10  or 80/20 split? Or perhaps a small monthly fee?

If I am getting my RE license to aid in my own investments what criteria would be most beneficial to me assuming I am buying large apartment complexes fairly often? would I be looking for a flat fee monthly or commission split? Basically which criteria fits best for which niches?

What are the rules on doing out of state business as a real estate agent? As far as buying multi-family properties mostly.

As an agent, what are the laws regarding buying out of state investments or representing an investor who wants to buy out of state? How "portable" is the license in regards to buying? Not necessarily selling, as I'm sure you have to be licensed in any state you want to sell in, but what about buying?

2 grand isn't reasonable for me to pay up front right now. I have a very specific goal of saving half a down payment within a certain time frame. He wants MLS access and is willing to pay for it but doesn't have any time himself, as I do.
