Real estate license out of state laws

As an agent, what are the laws regarding buying out of state investments or representing an investor who wants to buy out of state? How "portable" is the license in regards to buying? Not necessarily selling, as I'm sure you have to be licensed in any state you want to sell in, but what about buying?
