I would highly recommend reading California Public Utilities Code 739.5 before pursuing any electric or gas bill back. 


 Hi Chris! I am a little late to this chat, but had a follow up question. I read CPUC 739.5 (among others) and cannot find anything that prohibits RUBs for electricity and gas bill back. Is there a specific portion, or other code that you learned this from?

Pre- AB1482, I could simply serve notice to terminate the tenancy, however now, we need just cause. I’m not sure “unwilling to accept new lease terms” would constitute as just cause right?  

I could also simply serve them a letter notifying them of the change in lease terms, where I do not ask for a counter signature.

Thank you for all the info @John Mocker! I will speak with my existing insurance agent and see what the status is and report it here.

Does anyone from California or Los Angeles area have any experience here? Recommendations on coverage etc. for a job like an ADU?

Hello BP! I am in the process of getting my plans approved for an ADU in Los Angeles County. I am considering subbing out the project myself and pulling permits as owner builder. The property already has 2 units on it with a normal landlord rental policy.

Should I pull any additional insurance going this route such as workers comp or anything else? Anything else to consider pulling permits as owner builder?

@Vipul Parikh Did you ever find out a range of costs or build your project? I am also looking for this information.

I am planning on building an ADU on a duplex I recently purchased in Signal Hill. I am leaning towards converting an existing freestanding accessory dwelling by expanding it into an ADU, it already has electricity, water, sewer (other option is a detached garage). I have had preliminary discussions with building department and they seem supportive.

Does anyone have experience building an ADU in Signal Hill or Long Beach in 2020?

Do you have an architect you recommend? What is a fair range of prices for something like this?

How was your experience working with LBC or SH?
