I'm only 27... yet I feel the urge to say "back in my day" we didn't have make believe fairytale lands selling fairytale land (pun intended) for real money. 
I'd say it's the same as any online gaming trend.  It will spike, reach a peak then plateau. mild profit throughout the plateau though for those who are dedicated but better profits and more sustainable profits are still in the real world.

Have you thought about making a PowerPoint presentation with just slides or videos and your company logo on each slide? it would be two birds, one stone. free up your time while also establishing a name for yourself. of course use references to others (maybe reference @Sam Wilson's podcast as a way to learn more? I've listened to it before, it's solid). I'd be hesitant on giving money to others to educate your investors. Then again I'm a newbie in syndication so what do I know.

You're going to think this response is useless and not helpful. but if you're going through an expensive and extensive training to learn General Partnership, why don't you teach them? teaching the layman's version of what you do and what they do will help reinforce what you learn and help educate them in an easier than giving them someone else's course to follow. imagine a 30 minute conversation with you vs  an hour going through a slideshow. Is there anyway doing this could also establish your credibility?

The first article is a 2019 post. So I'm hoping they have found a work around by now. the second article appears to be far worse. However, they're already working on fixes so I'd like to think the issues will be worked out before the bill even goes into effect. more than likely they will exempt new buildings (upon realizing all developers are fleeing)  they will also most likely pass the inflation clause so no one is losing money. maybe I'm wrong and maybe they turn into Detroit. but I doubt it.

So, to clarify your NOI is $91,335.00 with a Cap rate of 9%? and you're worried because the appraisal came in at $515k? how is that possible?

Pro: a giant community to talk to.
Con: $7800 to join that community.
pro: plenty of people in the FB group to get deals and sell deals to.
con: the FB group is free 
pro: apparently you get to learn a lot in the group.
con: you may be able to find most of that information online if that's the niche you want to go down. Pace isn't the first and wont be the last person to specialize in creative financing. He was however the first one to bring it to my attention.
I've had two phone calls with them about joining. They certainly had me convinced for a few days it was the best option for me. but at $1300 for one month access to the group (payments for the $7800 fee) it's not logical for me. Ask yourself what you can do with $7800. what can you do with 30 days and $1300? what information are you hoping to achieve by joining this group? some of these are questions I have to ask myself as well.

not that I've "made it" or anything. However, read some books! they're gold mines.
Set for Life is AMAZING. it's a step by step guide for what you're looking for. transitioning out of a full time job you're stuck at 'during the best part of your day during the best days of the week during the best years of your life' into a life of freedom. the book lit a fire under my belly.
