I'm looking into Pace Morby's Subto Program. I have heard some good and bad reviews. I am new to real estate but have done a lot of research and want to learn more. What are the pros and cons?

Honest review here from a student! Don't do it! Save your money! My brother joined the mentorship with hopes to scale our business and it has been a disaster! Zooms and Q&As are always cancelled and when Pace has them, he picks the same people who are people who can just text him or people who have spent the night at his house. Basically his favorite people, so if you are brand new, you can forget it. He talks too much about himself on these zooms and or spends time bashing people who are not "action takers". It's hard to not be an action taken after spending so much on a mentorship. He tells you to reach out to "leaders" for help or to "squad up" only for those leaders to cost you your deals because they are too busy doing other things with popular people in the mentorship, even after signing a J/V agreement. We literally lost 3 deals and two of them the other students ghosted us, meaning text would get ignored and no follow ups as we were doing our part to stay on top of the deals. If newer people ask to squad up they seem to only want to squad with people who are popular in the group. Me and my brother have spoken to many students who have had the same issues, if not worse. I can go all day with our grievances with this mentorship and the sad part is that it's not a 30 day money back guaranteed. If you like to chase people for help to get let down, if you like to hear Pace brags about himself and having the greatest mentorship on the planet in every zoom, and see students who are always yes men all for $7,800, hey go for it. It's a lot of flaws in this mentorship and if you say anything about it, you will get dragged. Just save your money and stick with Youtube.
