If the kitchen has a furdown on the passthru side, rip it out, ad pendant lights, and open the space up. I've rehabbed many a unit like yours and it makes the space look larger and more open.

Several builders here in Austin use these types of keys. That way they can give the construction crew keys toe the home, but when the home closes, the new owners just use the reset key on all their doors and they are assured the old keys don't work.

Go through local listings and read what those agents have written. Take notes on things you like and fit them to your house if they apply. No need to re-invent the wheel. :)

Hi Mark, Good to have you on the forum. I'll keep you in mind if I have any multifamily clients looking in your area. I have done some maultifamily down in Austin and love it. I pretty much stick to 30 units or less though so any buyers larger than that I refer out.

I agree with Alan. Pier and beam homes are cake to fix most of the time. Slabs with issues typically are much harder.

Get three estimates from foundation companies and then get a verbal from a structural engineer to ensure the solutions proposed are good and there's not a simpler or better way to fix the issue.

Birddogging is a waste imo. If you are going to do it. Go wholesale. Of course, if like Alan says, you can get training that is normally not available, go for it.
