@Sandeep Dhall Creative financing for your primary home is easy.  There are places in the Austin area that take 0% down.  Creative financing on investment properties is a bit more tricky.  Can be done though.  For example, owner financing is always a good place to look to keep your down under 20%.  Of course there are hard money loans as well.

You can find some breakeven or slight positive cash flow about 30 minutes outside of Austin in places like Lockhart and Jarrell.  New homes for $250K where builders are buying rates down below 5%.

Leander is too pricey now for cash flow.  Nice appreciation in pockets but you won't positive cash flow at 25% or less down.  The areas I am talking about are further out near Jarrell to the north or Lockhart to the south.  Possibly still some in Kyle but getting harder to find.

If we are talking 25% down, you pretty much are looking at new builds further out (35-45 min commute to downtown or Domain).  Builders are buying down the interest rates to 5% making payments work for cash flow.

If you are a lake person then Lago Vista.  If not, then Leander is probably the better investment.  All are great if offer the assumable loan, if you have the down payment.  Happy to go into detail about them.
