Where I’m at six months into this journey
So it’s been six months since the thought of real estate investing peaked my interest.
I have read several books on real estate and also mindset books.
I have listened to hundreds of hours of podcasts.
I am currently participating in the first 90 day BP rookie boot camp run by Ashley Kehr.
I have saved almost $20K over that last year.
I also made a goal to pay off my credit card with close to a 10k balance as part of the boot camp , currently have 2700 left to pay off.
The boot camp has got writing in the intention journal daily.
I am analyzing at least one deal a day.
I am pre approved for a loan.
I am connected with a realtor
I have applied for a HELOC on my personal residence and will soon have $95k available from that. Found out my home is currently worth 90% more than I paid for it 10 years ago. Thank you appreciation.
After writing all that down I feel like I have done a lot and a lot of that is thanks to the rookie boot camp. At the same time I also feel like I have "analysis paralysis" and I'm not sure which steps to take nexts or which direction to go. One part of me says just buy something with little to no work needed but I feel that I would be able to get a good deal in this current market and lenders are requiring 25% DP in investment property. Another part of me want to do the BRRRR process so that I can get that capital back and accelerate the process.
The is a Deal I saw on the MLS that seems to have an OK price listed at 50K that says a rehab is needed, all the properties in the area are $120k and up. So the unknown for me is how much a rehab would cost.
I would like to go to meetups in the area where I’ll be investing so I could network but I currently work out of state.
So that’s about where I am today.
Any words of encouragement or suggestions on steps to continue moving forward?
