Hi ,

I am a noob investor bidding on my first deal. I do have a FT job, and RE investing will be my side gig. I do not wish to waste anybodys time as a pretend mentee,(FT job) I am looking to get my feet wet, however I am beautifully clueless.

It appears I need a contractor to help appraise my first deal, I am ready to by the house which is a literal ******** at listed price, but do not know if I am overestimating or underestimating rehab costs.

From what I gathered, most experienced REI are not willing to share their contractor leads for good reason.

I would appreciate any leads with decent General contractors, first for appraisals, then possibly for rehab (if they check out).

Hi @Manly Souza, Do you know of any good investors in Indiana to network/partner with for investment Real Estate, like quads. I live there and apparently its a good area for REI. I am just starting out though, and know little about the business. Who does your property management?

So I'm a total noob to REI but I'm pretty excited about it, as I'm finding out its this huge diverse world with many different opportunities.

So assuming I wanted to move on a foreclosed property, what would I have to look out for?

Its listed at about $30,000 below its market value and seems to have a decent cash flow, but its probably not currently occupied. 

Im live in Indianapolis and word on the block is that its a great cashflow market, Im thinking to buy and hold but I'd probably need property management. I've lived in Bloomington IN as well, and I think that its probably a great market there.

I am just looking at this point as I  have no experience at this time and just joined BP.

I'm open to learning more, and still have a million questions...

Hi @Lee Smith, I'm a complete noob, but looking in the Indy area would love to pick your brain sometime. The services you offer seem great, but then I know nothing ;) Just starting out, but I may end up being an out of state investor at some point.
