Evict? No.
Unless they were on month to month I dont think you can legally even do that.
The payment will come, but it will be late.
The question would be; late fee or no late fee?

The plan was to BRRR, not flip at this time. It doesn't need a whole lot of work
I plan to add a half bath, on each side of possible. I've looked up estimates but havent talked to any contractors yet.

I'm an investment newbie who just closed on my first duplex in Indianapolis....
Im having a now what? moment.... I need at least a contractor and someone with some expertise in property management.
Any advice and help would be greatly appreciated. Its the first house I've bought, so basically any advice would be helpful

Hi,
I am a newbie looking into my first deal. I would really appreciate the walk through help on my first deal. It's a ratty smelly torn up craphole close to downtown Indianapolis, needs total rehab as someones dog took a dump all over the place. I am up for the challenge.
I have been listening to BP for over a year now, so its about time I get over analysis paralysis and move to action.
Any help with contractors, inspectors, and someone with general rehab experience would be greatly appreciated.

Well I am a newbie, and I joined the forum-FOR HELP
There is a lot of information, but its INFORMATION OVERLOAD for a noob like me.
Sometimes the information does not apply to my situation.
I am not looking for a lender, or hard money or a free ride.
I have some money to invest, and would like to invest wisely.
And if it were up to you, I would have to do my first deal- ALL BY MYSELF, and make terribly costly mistakes instead of learning from yours. JUST FABULOUS. Noobs are not on the same level as you, will not be flipping/rehabbing the same number of RE properties, or utilizing the same amount or specific resources as you. I would just like to be pointed in the right general direction, instead of running around like a chicken with its head cut off.
I am asking for help for my FIRST DEAL, SHAMELESSLY so. I have no idea where to meet contractors, or who to inspect my RE deal. I'm looking for a great mentor. I work full time, mostly zigzagging across the country, so those cosy RE meetings~ maybe not compatible with my schedule
But thanks for letting the noobs know you are not available to help. I am sure someone out there is willing to help me.
