Yes David Foster you are right, however, my undestanding, is I just have to hold the property for two years.  

I just sold an investment property that I held for five years of renting.  In order not to pay capital gains, which would have been 15%-30% depending on the state, I am in the process of doing a 1031 exchange.  I have 45 days from the day of closing on the property to list a couple of properties that I plan on buying, and 180 days to close. Essentially, I sold one, and am buying three with the profit I made.  It has been nerve wrecking, but my intent was to purchase other properties in Fl and so am doing it without being taxed.

@Chris E. Thank you!  Havent sold yet, in the process of selling, and have called a company. Just slowly finding out a lot of information, so all this helps when I call and speak to a 1031 company.

The property im selling, i bought in cash so is the entire sale amount considered profit that i would be paying capital gain tax on?  

Can you give us an idea of what things were missing off on the initial lease?
