I have been told that the taxes for capital gain taxes are about 27% depending on state.  Is this true?  @John Roust, I worry about the identifying a property, and not being able to obtain it.  Isnt this worrisome.

Thankyou Bill, so what percent taxes would I pay if I didnt use all the monies in the exchange?  Also, i noticed that there were forms you would have to complete during the purchase, would all realtors have this info?

Selling an investment property, that I purchased for little to nothing and  selling for over a huge profit, after renting for 5 years... what is the best way to avoid huge capital gains tax.  Do I have to buy another property with the entire amount that I make?  Any advise would be appreciated.  I was intending on buying  a couple of single family houses, but would it make sense to purchase a multifamily building that is more expensive?

An hour or so .. less or more not a big deal.  I do love the anna maria island beach, so was looking at something central outside of tampa.

Not sure yet...want to find someplace thats quiet, but close to happenings, and at least an hour to the beach.  Not ready to retire, but the cold is getting to my husband.

Moving from MD to FL and would like to begin investing in FL, some rentals and some flip, but not sure where in FL I should be looking.  

Also, where do I find investment properties ie Ive heard of wholesale deals.

Hearing of any experience with buying off of homepath, hudstore.com and auction.com would be great
