 Yeah I am definitely an advocate of self management personally.  There are so many options out there now to build efficient systems for a more automated management system that is very approachable even for beginners. But not everyone wants to self manage and I have represented a number of clients that would attest to how much they appreciate the service of both of the companies mentioned above. In the end everyone should assess their own business needs and vet multiple property management companies if that is the route one chooses to take.

I have contacts for a couple of larger property management companies, Evolve and Vacasa, that I would be happy to connect you with.  Property management companies vary in business models and the strategies used to promote and manage your property so finding one tailored to your specific needs is important.  Local property management companies typically offer a more custom tailored service and promote themselves as putting the property owners needs first (but no company is going to tell you otherwise lol).  I'd love to connect with you Levi to hear more about your investment experiences!

I'm always looking to learn from the experience of others, especially in areas that I am also interested in!  I'd be in support of anything that helps to educate people financially and open up their avenues of investment opportunity and financial growth.  I'll be keeping an eye on this thread for sure.

I agree fully with Johnathan! If you can put the right team in place and utilize the knowledge of local experts in the area you can have a very diverse portfolio in regards to location. I work in Western NC which contain a portion of the Smokies, the Blue Ridge Parkway, is a huge tourism market, and is very STR friendly. If you want to talk more about the STR market here in WNC just let me know!

I would recommend looking at Western NC as an option. The region is very friendly towards STR's and is a huge tourism market. I work with one of the top real estate teams in the WNC market and we specialize in working with STR investors. I would be more than happy to talk to you more about what the area has to offer! I also read recently that Raleigh, NC is ranked within the top 10 for STR markets this year. Let me know if I can do anything to help!

I actually work with one of the top performing real estate teams here in Western NC with a focus around Asheville, NC!  We specialize in short term rentals in our market and have in depth knowledge about what types of properties to prioritize and what locations bring in the best occupancy rates, nightly rate, etc.  With the Asheville and much of WNC being heavily driven by tourism the regulations in regards to short term rentals are very well established and easy to navigate.  If you want to chat more about WNC as a short term rental market I would be stoked to chat with you.  We love this area and can personally attest to the success of the vacation rental market here!

Outside of just researching general lists of the best STR markets, there are companies that are based around understanding current rental trends and target markets. I have a contact at Revedy that I utilize frequently and I would be more than happy to connect you. Also STR's have become well established enough that at this point most areas have real estate agents that specialize in vacation rentals. If you do find a market you are interested in I would recommend leaning on an expert in that market, their knowledge can be invaluable and if they are good at what they do, so can their local network.

WNC without a doubt is an amazing str market.  Asheville's economy is heavily driven by tourism but the city itself does not allow for short term rentals to be established which provides an opportunity for the surrounding mountain towns to become prime str areas.  I'd be happy to chat with you about our market anytime you'd like!
