@John Claborn Just my .02$ here but if the garage is converted, take a real hard look ar your comps and make sure that you're comparing with other properties that do not have a garage or houses that have had garages converted to come up with the ARV price.

Look for contractors who are hungry and negotiate a better price is 1 way to save money on the reno. Also list the property for a flat fee and you could save 3% of the selling commissions. 

I also agree with @Greg H. about using tax appraisal numbers to base a buying decision. 

And I agree with @Garrett Lambert about garage conversions being both good and bad. If its in a neighborhood thats medium income and a lot of rentals then its fine, if its in a nicer upper class neighborhood then convert it back to a garage.

I came to this thread because I am unhappy with my note servicer. 

I am using Peak Corporate Network. 

I like all that they offer which is

Im not real excited about their pricing and I wonder if they're are other companies who do the same job for a lower price. However, the main reason I am unhappy with them is because the customer service is terrible. Its takes days to get a email returned (if it gets returned at all) I call and leave voicemails and dont get any returned calls, my borrowers have reported to me that they cannot ever get straight answers or solutions, It takes 30 to 45 days to receive my money. Its been over 6 weeks trying to get a expired insurance policy paid without any success. All the original people who I started out with have been moved to a different position or moved on to other opportunities. 

Im giving them a very low score and can say I do not recommend them.

Im trying to find out through the experience of all seasoned note investors, what website or who you recommend, is the best note buyer? Meaning who offers the best price and is fast. I know some take like 2 to 3 months and thats just too long. Any suggestions would be great. I have one I need to move fast on.

They can be very profitable if you know what your doing. 

Go buy some books on mobile home investing written by Lonnie Scruggs 

He is the guru's guru on mobile home investing.  But only if you can keep focus 

on your wholesaling task at hand (remember what we talked about).

I have a wholesale property in Lubbock that's a 3/1 that has a apartment in the back. $79,900 ARV is $120k to $135k house is mostly already remodeled with just a few things left.
