@mauricesmith, no I don't have a home warranty, what's a good company to use?

Ok BP. the sage continues. So my tenant told me that PSEG told her the control board on the stove need to be replaced and they could do it for $300-400. Wanting a 2nd opinion, I hired a technician from Home Advisor. so my tech checks the stove out. control board is fine, burners are fine and oven is fine. He tells me the burners are dirty and have grease which would cause the smoke. I communicate this to the tenant. a day later, my tenant tells me the stovetop wasn't the problem it was the oven. Ok. we go back and totally pull apart the oven, my tech wipes it down. we turn on, all the way to 550. no smoke. no smell. my tenant then says only her daughter saw smoke and the smell was the same as when the self cleaning was used. huh?

can anyone make sense of this

Folks, thanks for your responses. 

I want to add a clarifying note.

The property was my home until January 2017. So it's only been a rental for 2 years.  I replaced the stove in 2007 when I renovated the whole kitchen. 

Anyway, all of you said it's my responsibility.  ok.

Greetings BP,

My tenant text me to say that the stove was smoking. One of the jets was smoking. She called the fire dp who shut off the gas to the stove until PSEG comes to check it out. My question is, if I need to get a new stove, whose expense is it? Me the landlord or the tenant? The stove is about 12 years old, which shouldn't require replacement at that age.

So, I just set up a lease for my home. Single Family. Tenant will be moving in next saturday 28th. Now, I set it up under my name, but can I change over to a business later?

Also, I've bought a second home which is now my primary residence. But if I refi the rental property will it affect my ability to refi the primary down the road?

@Kevin Siedlecki- Thanks for your insight. Next question, where do you keep the Deposit Money? In a bank account? Savings account?

Can I put it in a savings account and collect interest on it?

I am going to rent my single family house. I've read that the tenant pays for the maintenance. 

What exactly is the maintenance?

To your questions. 

1. My name would still be on it. I gather that by assumable you mean will the bank allow it. Not sure, I haven't spoken to them about it.

2. I'm selling simply because I bought another house and can't afford 2 mortgages.

3. it's worth more now 190k.

4. it's possible that it could be worth alot more depending on the market. it was up to 250k at one point so the potential is there.

Did I mention it's a single family 4bd, 2bth, finished basement and finished attic corner lot 2car detached garage.

I have a single family house with an existing mortgage (170k) that I am looking to sell. I got an offer from a buyer. 8k down and take over the mortgage.

Should I take it?
