@TrevorGood, it has been vacant since November but the last rent payment was July because of the eviction process.

@MarcWinter, my realtor just sent me new comps and my property is now at $287k. I told her to list it at $285k. But I also listed it for rent at$2500/month.

thanks for the insight. some background on the property. appraised for $275k

I owe$153k still. so all of that is equity. Condition is good. it was renovated in 07 and I justreplaced the roof that was 30 years old. Needs some landscaping for curb appeal. but I'm tapped out for cash. 

My goal was to sell it, take the equity out, pay off debt and reinvest.

One thing about the refi process. since I don't live in it will I be able to? It's currently vacant so I need to do something quick.

Greetings BP,

I need some advice. So, I have my property ready to sell. It was under contract but buyer ended up losing her approval with the lender so now I'm back to square one. Only problem, I've been paying the mortgage on it since July because I had to evict the tenants who occupied it. Long story short, I'm out of money So what is my best move.

A. Refinance it. If possible. It's a 1-family not owner occupied. plenty of equity though 100k. If I cannot refinance then this point is mute.

B. Rent it. Put it back on the market to start generating income.

C. Keep it for sale and see what I get. I'm totally out of money so this if I don't close in 30 days I'm screwed.

Ok BP, got a situation, I'm the seller and I got the property under contract. I first gave an 8k concession.  After the inspection I said I would give an 10k Credit for a total of 18k.

Now I was told by my agent that the buyer can't accept more than 12k total. So I offered to give 4k in credit to make 12k.

But now How do I give the other 6k I promised?

Got a buyer for my property. The inspection came back and they want 5 things addressed. I'm thinking about giving a credit instead of fixing them. But how does a credit work. is it money out of my pocket or is it taken from the final price?

Thanks for your information. I created a Notice to Pay Rent or Quit. I going to give her a chance to catch up in 30 days. If she doesn't do so, then I will start the eviction procedures. I think that is a fair way to go.

Greetings BP,

My tenant in a single family house is two months behind in rent. The July check just bounced and the June check also bounced causing me considerable issues. She hasn't paid August yet. She also told me flat out she can no longer afford to live there and she's looking to move. Keep in mind I never renewed the lease so it's month to month and I'm in New Jersey.

So my question: Should I pursue eviction? If so how should I do it?
