 Yes it's mostly real estate derived.

I've lived in Florida for one month.

How do I find these 'private individuals'?

 Thanks Mike, I'll heed your advice and keep door knocking banks. However I would have expected the mortgage brokers I contacted would know of any banks who lend to people in my situation.

I'm not sure how I would find a partner but sure I'd consider it.

I'm having a really hard time finding a lender.

I'm a non-resident alien.....no green card and no social security number.

I can prove an income of well over 6 digits through bank statements for the past 2 years.

I own 8 properties with a value of over $500,000.

I'm looking for either a renovation loan or a new purchase financing. For the later, I can make a $150,000 down-payment.

No one will give me a loan, except for hard money lenders. I refuse to go the hard money route and pay over 10% interest.

I've spoken to a dozen banks and mortgage brokers and keep getting a big fat NO.

Does anyone have any secret loan or financing scheme out there that they want to share with me?

The owner tells me he is now living in another state and they don't know of his where abouts

Yes I have a copy of the contract. I'm not too concerned about it but the sellers seem to be worried their will be ramifications as they signed it.

I have been in negotiations with 2 owners to buy their property. Suddenly they remembered there is an 'open' contract from 2006 when a church bishop was supposed to buy the property. They signed a contract however the bishop never followed through with the sale then he developed Alzheimers and then he was demoted from his position as bishop as he caused the church to become bankrupt and had signed multiple contracts for purchases he never followed through with.

The owners are concerned about the open contract. How do we move forward? The chances of getting a cancelled contract signed by the ex-bishop with Alzheimers is very unlikely.

The PM is by far the most dedicated, hard working and intelligent woman I've met in real estate. When she termed it 'a black neighborhood, where white people don't fit in', I thought she had the right to, as a woman of colour herself who has many rentals in this neighborhood.

Also when the police came, the neighbors refused to speak to the police but took my PM aside and told her EVERYTHING and what they had seen. 

The neighbors are now watching the house and said they'll call her if anything strange is seen.  She is a woman who naturally garners respect and that's someone who I want on my team.
