And there is something called trenchless drain line "replacement" - some actually just line the drains.  If the drain pipe has collapsed on itself then this might not be feasible (although it might be possible to just excavate where the collapse is and tie in the intact pipe with a replacement section using fernco fittings).

 Tiger it was served with some sort of notice. I'm not sure if it was a condemnation notice.

 It's out of state and I am not in a position to travel at present. 

The plumber seemed very honest and came highly recommended- also has many positive online reviews (google, yelp etc). He said he would love to take the job on but doesn't have excavation equipment. 

Yes it appears a new main line to the city line is required. That's 12 ft deep down under a massive concrete carpark.

This is the worst property situation I've had to date. I'm overwhelmed and not sure what to do. Any helpful advice would be appreciated. 

I bought this fourplex in December 2013. On Sunday a tenant reported sewerage back up. 

On Monday I sent a plumber. He cleared the blockage and told me there was 'a belly in the lateral line'. The plumbing was working for 24 hours, then the sewerage back up emerged again. City health department became involved and said I needed to move all tenant out immediately. I just relocated the tenants to hotels, which I'm paying for. 

I paid someone to clean down the whole area with disinfectant. The health department advised its not to their standards and I need to send another remediation company immediately.

Another plumber went this morning to inspect. Initially he told me $2000 to remove the lateral belly but upon inspection he said he believes its under the carpark and is beyond his capability. He said he thinks it will cost $20,000-$30,000. The property only cost $110,000 to buy. I'm out of the state which makes things difficult.

My head is spinning. I didn't get insurance for the building when I first bought it and was planning to get it under an insurance plan whilst I was in the US this time. Obviously it's too late now so there is no insurance coverage.

My draftsman said my dream of 2 bathrooms and 4 bedrooms was 'impossible'.
Then I received a floorplan from the very generous and talented architect @Patrick H.@Patrick H.

I think this is just perfect. I hope this works for the existing building structure.

Once again the bigger pockets members have been an amazing help.

Beautiful Biggerpockets People, thank you  so much for taking the time to review the floorplan and offer you're invaluable opinions.

I definitely agree with all the feedback received. Presently I asked the draftsman to reduce the bedroom sizes, increase the lounge area and add another bathroom. I'm still clinging to the hope of having 4 bedrooms per unit. There were several comments about no room for a dining table but is there any reason it can't go in the kitchen?

A friend who is a student architect drew the floorplans below. Any feedback on these drawings would be helpful too. This is my first time designing layout and building a property and it's definitely difficult making important decisions. I'm really grateful for everyone's advice.

Could I please get some feedback on this floorplan?

This is for a duplex- total sq footage is 3200 sq feet. There is one unit on the ground floor and one unit above it. The reason I bought the property was to be utilized as student housing. It's right next to a university which I was told has a shortage of student housing. One idea was to rent out the rooms to students at $700-$800 (all inclusive). Therefor having more bedrooms is going to have a higher ROI. However in saying so, I don't want to build a bad property with an undesirable floorplan. If the student housing plan doesn't float well, I will rent it out as a regular rental. The area has a strong rental market. My question is, is the floorplan unattractive due to the small lounge room and living area size? You can see in the images that there is only 1 bathroom and a small lounge area for 4 bedrooms. Is this impractical? What about perhaps just making the 4th bedroom a lot small to enlarge the living area?

Feedback and thoughts appreciated!

Can anyone tell me the typical length of time to evict a Florida tenant (Miami-Dade)?

I know it varies state to state and I've not yet been blessed with the opportunity in Florida.

I am really annoyed actually. It's one of my few properties that I have a PM for as I don't trust PMs at all.

Rent is due first on the month but the agency policy is to pay at the end of the month in case any maintenance issues come up. So I just got my pay for the month which is $200 when it's meant to be $1600. I asked where the remaining $1400 was and was told the tenant hadn't paid. I asked what had been done to try to collect the rent and the answer was 'big, fat nothing'. But they are going to send a 3 day notice today; when the rent is already 28 days overdue. This is why I avoid employing PMs.

Back to my question; if anyone can offer information, that would be appreciated. Hope you all have a great day.
