Check http://www.biggerpockets.com/files. You can find many resources and files to help you analyze deals. You might have limited access as a free member. Go to the spreadsheets and sort by number of downloads. This will show you some of the most popular files. Many are deal calculators/analyzers.

Alex,

These terms seem reasonable to me. Most of my clients, new to the industry, personally borrow. They are seeing terms of 5.375% with a 25% down. I find that many larger lenders are hesitant to loan to new LLCs. What is the down payment required for these terms?

This isn't really a template but, you can use it as a starting point to create something. This is from an website called toolkitcma.com. It costs me $10 per month to create as many of these as I want. I am only charged during months I use the service. Which, for me is every month.

Hi Britt,

It depends on what you want to do with the house and how long it has been on the market. There are often limitations on who can bid initially. Also, sometimes HUD homes sell far above list price. You will want to talk to someone with experience in your area about what you should bid.

Make sure you have good comps. Beyond that, I suggest offering an amount high enough that you will not be upset if you do not get it.
