Pay close attention to where you are getting your lists. There are companies with highly specialized data available. Just make sure you are getting lists that are up-to-date.

I currently use Experian, the credit bureau, to build my lists. As you probably realize, they know pretty much everything about everyone. I have had good luck with them.

Hi Aaron,

What are you hoping to accomplish with your marketing? Are you trying to get into the wholesale industry?

Direct mail pieces can work but, it depends on how you use them. I have heard the term, "Bug them 'til they buy or die". Meaning, you must send direct mail pieces consistently to the same people time and time again to get their attention and gain familiarity. However, it all depends on your goal.

Hi Inam,

I am a newbie to BP as well. I have experience as a Realtor and an investor. I have some questions and I have included some suggestions below.

1. Is the agent you are referring to the listing agent or do you have an agent working on your behalf?

  • If you have been speaking with the listing agent, I strongly suggest getting an agent that is working for you and not for the seller.

2. Have you researched the current rental rates and availability for rentals in the area?

  • The rental rates near by will give you a realistic idea of the revenue stream.
  • The availability of units will give you insight on your concern about attracting tenants.

You should look at the property in person. As I say, "You can't smell the piss in the pictures". Unless you are an experienced investor with a solid team, do not put to much energy into a project without visiting it first and certainly don't buy "sight unseen".

You should have an inspection and get quotes on repairs from a reputable contractor.

Hi All,

I am a Realtor in West Michigan with experience in real estate investing. I am new to the BiggerPockets community. Most of my investing experience took place in Iowa. I am a transplant to the Grand Rapids, MI area. I look forward to getting to know some of you in the BiggerPockets world.

My experience thus far has been in flipping and my educational background is in accounting/finance. I look forward to some buy and hold opportunities in Michigan. I currently work for investors and residential property buyers and sellers in West Michigan. I love reading member posts and the BiggerPockets publications.

Hi Shaun,

I am new to BiggerPockets but not to marketing or the use of signage. I would suggest getting magnets with a background color that matches your car. This will detract from the "Tacky" factor while giving you the ability to remove the signage at your convenience. As far as generating leads, my experience is similar to Mr. Siverio's.

The magnet might not generate any direct leads. However, your name will be more recognizable to people in your area. They probably wont know where they have seen it, they will just find the name to be familiar to them. This helps especially to reinforce referrals.
