need rental flyer/fact sheet template and open house question

Hi, I am just finishing up my first year of being a landlord. The original tenants were secured for us by a property management company, but we are going to try it on our own this time. Does anyone have a simple template for an open house type flyer for prospective tenants?

Also, we plan to host an open house in order to show, since we are not local and want to make the most of our time. When doing so, if more than one person wants to complete and application or put a deposit down at the time of showing, then what is typical protocol for handling this? Thanks in advance!
