Trevor , your future life plans are very much the same as mine . 

Naples Florida ! 

As a medical microbiologist,  investor and Realtor for 10 years full time in Naples , but first of all a mom raising a daughter in a good area with A rated schools . The infrastructure in Naples is very attractive for all, while Naples overs a healthy small beach town flair . Yes , we do have a overload of snowbirds and this is the part for us medicals and real estate professionals. 

Working with a PH D. from Detroit , he is now investing in several Urgent Care Facilities in North East Naples .  This is exactly where Naples with have new developments coming in the next years with a large infrastructure for future families . 

Naples is a highly desired international hub on the west coast , not only the " US 55+ soon to be retired couples " and their kids , also many european & canadian investors. Businesses  in Home offices & IT companies , Med. Arthrex are existing &  provide a healthy huge lifestyle jump for everybody .

Naples Collier County  .... has not enacted any short term rental restriction ! No changes ! 

Collier County tried to install a 6 month minimum rental restriction .

Naples has a very unique rental & Real Estate Situation , never comparable to SWFL or Cape Coral . 
Demand on Naples Home & Rentals is very high, very low inventory. 

Some Naples communities dictate strikt rental rules or do not allow to rent at all! 

Collier County rental rule is 30 days minimum .                                 Naples City has no restriction, which is easy to work with. We do have such a massive demand for short terms and very low rental inventory !

Annually rental prices are high and with low inventory, many locals move into Bonita or Estero areas.

Since 2-3 years many home buyers turn their new home into their first residence and do not consider to rent.

Fact:  specially beautiful short term vacation rentals in desired locations can generate any  highest price . Tendency higher  rents ...

The typical Naples winter tenant is booking 3 months ... and turns easily into a returning tenant if satisfied! Most home owners do not rent under 3 months ! 

High Season is extending to 5-6 months since 3 years , plus more  summer tenants from Europe.

Naples City/ Downtown Homes can rent daily/weekly. Condos do have rental restriction,  some min. 7 days or 30 days .  Check AirBnB ! 

It’s all about 15 miles of Gulf of Mexico tropical beach with easy access wherever you live or rent that  draws people to our attractive beach town . 

Investment plans work well here , in a higher price range compared to other SWFL areas , even with older  properties but in desired locations. 

You need to work with a Naples full time Realtor to understand the uniqueness of this RE Market.

Clark , while I live in the neighborhood for 10 years now , it’s easy to let you know you are surrounded by best opportunities to invest close to Pelican Marsh . 
SFH or Condo , seasonal or year round , North Naples is just 1 great area to invest . With a budget 3 Million , I would take you to The Moorings / Park Shore . Lower ?! We should focus on the rentals with future value & close to the beach ... on
Willoughby Acres , Regent Park, Palm River, Imperial G. Estates, Wiggins Lakes   .... just o start with the conversation . 
Older / close to the beaches or newer construction great for families & school . 
All depends on your focus.

there are many good local and US builder in town . 

Why Bonita Springs ... you pay more tax in Lee County and you sell / rent Bonita S. in the future. 

Lower tax and way more demand is on - N. like Naples . 
I invested that way in 2010 myself , from Germany & Boehringer Ingelheim  :)
