Certainly. I read a blog post from Brandon Turner (which I cannot seem to find) that basically had step by step instructions on building a list. I setup my initial criteria based on his suggestions then slightly altered it to get close to 1,000 addresses. His suggested options actually came close to 2000 for me. So far we have mailed about 30 letters and received 3 responses. This is the first time we have done this, so we are taking it a little slow. I regret buying 1000 for our first run at this. I don't think we will mail everyone, unfortunately! Time to keep plugging along! :)

I chose my specific zip codes, mortgage amount of $1-$200k, Equity of 35% to 100%, Length of residence greater than 5 years, property types I was looking for, excluse corporate owned, Absentee owned in and out of state, excluded trustee owned. With 8 zip codes, this got me just over 1,000 addresses to mail to. My wife does all the letter writing and mailing, so I don't know exactly what she does with that.

This property is "the best" in the neighborhood from what the guy told me. I have not seen it myself. Retail price would be approximately $50k-$52k. He also told me he was renting out for $800 per month on a month to month basis which would be VERY high end for the area.

I am new to investing and working through actual potential deals is how I will learn best.

I found a town home for sale via direct mail. I offered the owner $27k cash and he laughed. He is certainly not motivated and I realize this isn't a deal but would still like input if anyone has time!

Purchase Price: $45,000 cash

Taxes: 940.08 per year

Insurance: $100 - This is a conservative guess, I have no idea what it would actually be.

HOA: $50 per month

Rent: ~$700 per month

I am exactly where you are and have created a list for my area. I did not think about searching for the owner of the LLC though. Thanks for that! :)

I don't have cable. I do use Netflix but that's it. Most shows now are on the internet to watch. I only pay $25/month for my mobile phone through Virgin Mobile. IF I spend money, its on entertainment. The only bill I have other than food/gas/mortgage/electric is a student loan. I like to be frugal :)
