Deal Analysis Help - Town Home in 32796
I am new to investing and working through actual potential deals is how I will learn best.
I found a town home for sale via direct mail. I offered the owner $27k cash and he laughed. He is certainly not motivated and I realize this isn't a deal but would still like input if anyone has time!
Purchase Price: $45,000 cash
Taxes: 940.08 per year
Insurance: $100 - This is a conservative guess, I have no idea what it would actually be.
HOA: $50 per month
Rent: ~$700 per month
