Nice to hear! I am going to my first local REI meeting next Wednesday. I have been reading nearly every single recent post on BP whether it is relevant to what I want to do or not just to learn things but I am realizing that meeting and learning from people in person is going to provide so much more.

Windows 7 for sure. Wait for any bugs to be worked out with Windows 8 before buying a system with it. Microsoft always has issues with their first release on new operating systems. If you are computer illiterate, waste some money and get a mac ;)
I know that he has two separate mortgages (80/20). I am not sure about the HOA liens but I can find that out. I guess I will have to research doing a short sale. Thanks for pointing me in the right direction :)
I have a friend who has lived in his house since August 2008 without making a single payment. I know he will be foreclosed on at the beginning of next year. This house will need significant rehab. Is there any steps I can take to get in on this deal before anyone else since I know when he will be losing the home?
So, I've been reading a lot on REI lately and feel like the more I read the less it is useful. I need to get hands on experience at some point. In my readings, a lot of people say a mentor is about the best way to go about getting into REI successfully.
I have an idea of potentially finding a mentor and want to hear thoughts. The idea would either go over as a brilliant go getter or a lunatic stalker. Let me know your thoughts.
I've been scouring the property appraisers websites to see who is buying property and what it is selling for in different areas. I have found that a lot of properties are being sold to LLCs. I can easily find the owners of these LLCs, find out their address and check out their house on Google maps. If their house is big and in a good neighborhood, I can assume they are either successful or in debt up to their eyeballs. Obviously, for a mentor, I want someone successful. Once I find a person who I think appears successful, I can write/email them and let them know that I am looking for a mentor and can offer my services for free should they be willing to take me under their wing.

Did you find yourself a mentor? Have you been able to do any deals yet? I am wanting to get into REI myself and am just now beginning my quest!
