Great to meet you. I purchased a property in the sheriff sale a few months ago. The additional amount could be due to the lack of payments, legal fees, a possible refinance, and/or home equity loan. There might be other reasons for an increase as well.

I am looking for lawyer in the Miami area, preferably near Doral. Will be closing on a new construction condo in the next month. The property will be used as an investment property / rental in the downtown Doral area.

You can go as an observer. Foreclosure sales are public. The bank will have a set price and will bid until that price is met. I purchased a property via foreclosure in April. Prior to bidding, I attended several auctions just to learn and get an understanding of the process. Let me know if you have other questions.

I recommend getting a realtor. They understand the rental market, can do showings, screen potential tenants, etc. Saves time in my opinion.
