@Dan Sang for your question #1 and #3, your buyer will have to provide a written letter to the village/county that they will take care of the violation.

@Robert Hursey I have used LLCs to buy properties under. In most cases lenders (HML or conventional) dictate whether I can buy the property under my name or under LLCs name. For my first few properties I did not worry too much about it, my focus was to find those GREAT deals. If you need additional help, let me know. @Ben Clark I met with one of their agent in Roselle but didn't quite understand their model. My goal is to buy rental properties all-in at around 70% of ARV and my initial evaluation was that I would end up close to ARV if I purchased from them. I also did not like restrictions that I MUST use their GC and MUST use them to list my properties etc. That said, If you find out something different I would be interested in learning more.

@Iva Robinson It's best to talk to an attorney on this topic. I think you can do a quit claim deed and transfer property from one LLC to another. If you have your property under Master LLC and someone were to sue you on this property they can go after the Master LLC. My understanding is that the other series LLCs should still be protected but then since the whole seriece LLC concept is relatively new, the strength of the Veil is yet to be tested in courts!
