@Michael Rodriguez, Thank you for the offer, and information.  B+ to D, ugh, a wide range in this zip code.  Makes it harder for an OOS investor.

@Verna Littleton, Thanks for the information, the duplex has 3 bed/2 bath per side with tenants paying approximately $850 per side, which I thought is on the high side for the area. I figure I rather rent a house for that amount.  Waiting to get inside to inspect the interior units. Hope you're right about no problem keeping it rented.
