Not doing any rehab. I'm ok with leaving cash in the deal. Would just prefer an 80% LTV vs the 75% I'm being quoted now. And trying to figure out if that's possible or if I should just wait the 90 days and do that

We're under contract on a SFH in Indianapolis and are paying all cash. Looking for lenders that do cash out refis immediately or 90 days max. Goal is to pull as much of my cash out as possible, so looking for a higher LTV ratio if possible. Found one lender that will do it for 75% LTV immediately, but wondering if there are better options out there. Any and all recommendations welcome. This is our first time buying all cash. Thanks!

yes, I include the down payment price, regardless of if it is cash or coming from equity on another property.

South SF and Daly City has much better appreciation than SF.
We are in south bay and east bay is reaching all time high in term of appreciation actually.

Househack is good too around San Mateo/San Bruno, just last month I see one with ADU.

Was solely speaking in terms of rent prices and cash on cash return. I don't have any qualms with the appreciation we've seen.

What's your goal exactly? If it is to own property in SF, this is a good way of doing that. As a current SF investor (we've owned and rented out for 8 years), looking back our cash on cash return would have been much larger had we invested that money out of state.  Covid also threw the SF market into disarray and its hard to say when it will bounce back.  There were significant decreases in rent after covid hit and everyone fled the city (think 30% decreases). I anticipate that will begin to turn a corner now that so many companies are requiring employees to return to the office, but we've yet to see a full recovery.

Hi - My husband and I are from and have been investing in California for the past 8 years, primarily buy and hold properties that are rented to long term tenants.   We are now looking to transition our approach to out-of-state where we can make a bigger return on our investment.  We are interested in Indianapolis and would love to connect with other investors in the area to learn what is/is not working there at this time.  I'm also an attorney and willing to help out any way I can.
