I’d have to agree with @Andrew Weiner It just makes more sense for your personal finances to go with a househack first. You can househack and build equity for yourself & learn the ins and outs of being a real estate investor with less risk. Investing out of state is a bit of science and art. The numbers typically look great on paper but there are other factors that come up that are hard to quantify.

What should I expect to pay for a property manager and what type of services do they offer? Does anyone have insight on working with a property manager for STRs in Columbus or other metro areas. I've seen a bunch of info for vacation/destination rentals but nothing for metro areas. I'm assuming there will be a difference in what's covered and what it cost.

Do you mean your wholesale fee was $5,000? If you'd like to work with a hard money lender to fund your deal your credit is fine. You'd just need to show you have experience and the capital. Private money lenders are just people in your network. To begin you'd probably be better off to find a partner. That'll be easy if you have a great deal and a network to tap into.

@Remington Lyman is a great investor friendly agent in Columbus. He has a huge network and he's an investor himself.

Hi James. I have some experience with this and it is HELL. Communication is slow, they're slow to inspect the property, and they're slow to pay. I wish I had more positive feedback. The only way I would suggest to go this route is if you have a property manager that is experienced with section 8 tenants and CMHA.

Hi Tereneshia! I’ve worked with a lot of investors like yourself that moved to Columbus to house hack. I actually have someone in contract with a situation almost identical. He also did not have two years of work history. It’s a multitude of other factors that come into play to make it a possibility without 2 years of work history. Networking is always the best way to get off market deals. Also, you have to show that you’re a serious buyer so you’re top of mind when someone has an off market deal. The only way to truly do that is to close a deal so it’s kind of an uphill battle. As long as you continue to network and add value to your relationships the deals will come.

I have short term rentals in Columbus. Starting was tough because me & my husband were doing EVERYTHING. Now we’re getting to the point where we have a good crew that we’re slowly giving the reigns to. I’m hoping to get into the Florida market next year once I have all my processes in order in Columbus.
