Hello! I am pending inspection on my flip currently, inspection came back asking for us to have a Licensed Structural Engineer "determine corrective measure to ensure proper support". Based on some of the pictures we know there will need to be a little work. I was wondering if someone would be willing to take a look at the pictures from the inspector and make a recommendation so we dont have to pay for someone to tell us what to do on top of doing it (since we know we will need to put some work into it)

What is everyone's favorite way to keep track of receipts for taxes/expenses?! Having a hell of a time this year and would love some guidance for next year!

1. Just google Hard Money Lenders - most will do out of state loans

2. Cant help you there without more information. Sounds super cheap compared to the market here in Seattle.

3. The property I am flipping right now is under a hard money loan. 10% was what they required, and is pretty common from what I am seeing. But you need to just call the HML and have a conversation with what they require. Most dont have a miniumum credit score, but again this will be on a case by case basis. HMLs lend based on the property and the ARV - If you are just starting out I would focus your efforts on determining ARV as this will be the determining factor a lot of times on how much of a loan they will give you. somewhere between 60-80% of ARV is what you typically get.

Hello all,

I am going to get my real estate license - wondering the least expensive way to hang my license? I believe it is a law in Washington that you have to hang it somewhere. But the purpose of getting my license is for access to the MLS for finding properties, comps, and saving money on realtor fees when flipping.

Any and all advice is appreciated!
