Was thinking about using UpWork and hiring someone virtually to teach me quickbooks. I am sure I will pick it up quickly as I was a finance manager and took two accounting classes, it is just that that was 7 years ago :) Any suggestions aside from that?

We had a structural engineer come out (paid him $200) and he gave us a stamped report with proper corrections to make. Our contractor then made the corrections and we are closing this Friday - @Joy Abia

Hello! Does anyone have any recommendation for a licensed structural engineer in Washington state near serving Spanaway? Trying to close on our flip and buyers inspector recommended we have one come and tell us what if anything needs to be done to ensure proper structural support. Thank you!

Hello everyone - really really appreciate all of the feedback!

To be clear we did not agree to number 11. We said we would make fixes based on inspectors pictures, and we will see what they come back with and go from there. Sounds like if they are smart they will say no, we want the engineer to certify it, and we will do so. Definitely not in the business of cutting corners by any means, but wanting to make it right as economically as possible being that I am running a business. Which is why I thought I would ask for some advice from the beauty of Bigger Pockets! @Justin Eaton that is exactly what I was hoping someone would help me with. I will take what you said to my contractor and make sure everything is done legally/ethically etc. Thanks again everyone VERY MUCH appreciated.

@Bryan R. our contractor is very confident he can make the fixes- I just am an overanlyzer so I wanted to hear some points of view. But I totally see your point. We are going to have our contractor make the fixes, and if the buyers still want an engineer stamp after that we wont really have a choice and will work with them to get that done. I am just annoyed the contractor didnt fix these things in the first place, he should have known that it wouldnt fly through an inspection!

@Chad Clanton Thank you so much thats what we were planning on fixing so we didnt want to pay a structural engineer to come out and tell us to fix something we already knew would need fixing... make sense?

Hi all,

First, thank you SO much for your feedback!! Let me be a little more clear here. We already bought the house and flipped it, got a full price offer, and now the buyers inspection came back with the below picture so in order to close they want us to do number 11. Our contractor says he will fix everything.
