Hello! I am a new investor in New York. I reside in the upper Hudson valley. I am looking to generate leads from real estate professionals such as agents, mortgage brokers, lawyers, etc. Does anyone have a good letter or format to use when requesting leads from these professionals??? I would greatly appreciate your help!!! Thank you!

Recently put in an offer on a HUD home site unseen. After a slight negotiation we won the bid! We plan to go out to visit the property and get an estimate on repairs before finalizing the paperwork for our offer just in case something else comes up. Is there anything else we should be sure to do before moving forward with this property!? I appreciate your feedback!!! Btw, we got the house for $47000 with ARV around $180,000 and just assumed repairs would be $60,000 to see if the numbers would work. Even if repairs are $80,000 the numbers still work.

Russell Brazil Comps put ARV around 130k but there are at least 10-15k in repairs needed. Would like to leave the option to rehab and sell retail rather then just fix and rent out.

I am looking to make an offer on a condo in Wappingers Falls NY. I want to give a few options to the owner as far as the payout of the offer. For example, an all cash offer, an offer that splits the payment some now some later, and a payment that will include a down payment and monthly installments of less than $1,000 a month. They are asking $130k but my numbers only allow me to offer $80k cash. The ARV is about $160,000 and there are minimal repairs needed, mostly cosmetic. HOA fees are 200 a month. Taxes are 2000 a year. Can someone help me figure out what my offers should be? Thanks! Ashlee

When you come across a property that is vacant, how do you know who the owner is? Are there any strategies you use to find owners? Or even to find out if a bank owns the property? I have a few houses like this near me that I would love to make offers on, I just don't know how to go about it. Thanks in advance! Ashlee

Can someone please explain to me what I'm missing here... You make an offer on a property. The offer gets accepted. Once both the buyer and seller have signed the offer are you "under contract"? If not, what do you do to get the property tied up so they cannot accept other offers? Thanks for the clarification!!
