Hi Nicholas, You could always buy the house that is in good shape and rent the rooms so they pay your mortgage. You would earn equity this way plus you are living for free. I think there is still great value in this strategy even if you aren't using the BRRRR method. Thank you for your service!

I use buildium. You can track who has paid online from the app and enter any payments you may receive by cash or check right from your phone.

As far as I know it has to be your primary residence.

My sister will be claiming everything and writing off the mortgage interest. The loan doesn't show up on my credit report and it doesn't count towards the rule of 10 for me on a fannie mae loan but it does for her.

Hi Sean. My sister and I purchased a house together. She was able to get a mortgage in her name only then we both were put on the deed. You could do something like that and alternate who takes on the mortgage.

Hi Jeff. I started out as a property manager and leasing agent. You could find owners in your area and offer your services to show apartments at nights/weekends. You could turn over apartments by cleaning, painting and doing small repairs.

Hi Vincent. If you just have a couple units excel would work fine. You could also use quickbooks. I use buildium which is a fully integrated property management software. It tracks income and expenses plus tenants can pay online and submit maintenance requests. Very user friendly. There is a minimum monthly fee and doesn't make sense if you only have a few doors.

I am also working on my first short term rental but outside of my house. Talking with different people it seems a huge factor is how clean, organized and neat the rental is. Matching drapes with bedspread might not seem like a huge deal but the pictures are the first thing people look at even before the list of amenities.
