Negotiation tactics, experiences, stories, ideas might be cool. I would likely put it as its own topic in Real Estate Basics, since negotiation is something that every REI will deal with...

Just to throw this out there as another option. If you wanted to take the money out of the mutual funds and put it into real estate but not deal with the hassels that come up with real estate you may want to look into a real estate investment trust (REIT). They buy larger properties or large ammounts of property and offer decent ROI. I always say that REIT's are the mutual funds of REI (except they generally offer better ROI than mutual funds).

Just a thought for consideration :)

Post: As A Real Estate Investor You Must Continue Your Education

I think that continuing education is important, though I agree with Mike and others that $25k seems a bit excessive.

I would put forth however that staying up to date with current RE news, and trends may be equally as important if not more important. Knowing what is happening on a national level(or international level depending on your portfolio) is important as is knowing what is happening in your local market.

Either way however it never hurts to do more education, at worst it reinforces what you already know, at best you learn something new!!

On a side note (and not to hijack the thread... but)... I did not know that you could get an MBA with a concentration in Real Estate. Where would one look to attend for such training?

In addition you can search the forums there are some great spreadsheets throughout the forums in different posts. Also just google what you are looking for. There are a million free spreadsheets out there. What I have done is pulled from a couple here and there to make my own, because it seems like most of them have only pieces of what I am looking for.

How can they justify declining you corporate status based on the name you pick (baring anything obviously offensive or derogatory) if you are paying them? That doesn't make any sense... thats like saying you can't name your child something I don't like...

Are you only going to the big banks? They have certain criteria and they will not deviate from that criteria no matter what. You may do better to sit down with a lender from a local bank, explain your situation, and work with them.

Well I have gotten the business cards, handed them out, made my intentions well known to those I have talked to, I guess I just need to rinse and repeat until a good deal comes my way...

Something to consider would be doing both... purchase a property that you want to flip and live in it while you do. I have seen a number of people on this board that have advocated this method... It's something to think about anyway...
