Hi Everyone, I just recently stumbled upon BP and can't believe the quality of the information and people! I'm lucky to live in Edmonton, Alberta, Canada as it's one of Canada's strongest real estate markets and it's starting to heat up. I'm new to investing, I bought my first 4-unit rental property in the fall of 2012 and I'm currently working on my second deal. My long term investing strategy primarily involves purchasing rental properties (starting with 1-4 unit buildings and growing into multi-family) and generating quick cash in the meantime with infill building and wholesaling. I love to travel and spend time with friends & family and I see how a healthy portfolio of rental properties that is properly set up will allow me to do that.

My life currently revolves around real estate and business as I'm working my way through a mile-high stack of books, constantly read blogs & newsletters, and frequently attend educational seminars & networking events. I look forward to sharing with everyone on BP and learning from all of your experiences.

Post: Current state of the wholesaling market in Canada?

Hi Sam,

I don't think you need someone else's opinion to determine if wholesaling in your market is a viable business, you need to assess the needs of the market from your own perspective and determine if you can provide a service for the players in that market. If there are investors buying property in your market then you could fill a need and find those properties for them. Your best bet is to get out and find those investors; find local real estate investment clubs or Meetup groups, look into REIN and see if you can attend their meetings, call the numbers you see on "We buy Houses for Cash" bandit signs, reply to rental ads online and ask if they're looking to buy more properties. There are 101 ways to find buyers, it's your job to locate these investors, ask them what they're specifically looking for and then get out there and find it for them. As with any part of real estate investing, wholesaling is a relationship business.

Hi Alex,

I'm also a buy & hold investor in Edmonton and I agree with Eric, as long as a property cash flows it doesn't matter what the market is doing, the property will always be able to carry itself. Ideally you would like to be able to purchase a property when the market is in a slump and ride the appreciation train all the way through the boom, but we all know that timing the market, if possible, is a difficult thing to do.

I recently just finished a great book called Secrets of the Canadian Real Estate Cycle by Campbell, Trass & Head. It describes in detail the fundamental drivers of the real estate cycle in any market, how they change with different stages of the cycle, and how you as a strategic real estate investor should track them in your market(s) so that you can make strategic investment decisions based on what is happening. It is available on Amazon and it will definitely answer your questions.
