I would second Sam's post. I was in a similar situation moving from Texas this past June. Ended up buying a single family in September and renting out two rooms. Best of luck to you and your family!

You decide where you put your time and energy - as others have pointed out, your frustration is understandable... but having read thru most of the thread, I'd imagine there's a chance you wish you would've just continued ignoring the people you perceived as expecting a handout.. lesson learned (and shared for the rest of us!) @Matt C. Have you found/completed your first "deal"? Did you get in touch with good wholesalers? NetWorth?

I'd say i'm in the same boat... looking for that first rehab.. just wanted to see if you've had success

Property is a 3/2/2... appraised value on the county tax report is $132,000... The owner is 22 years behind on taxes and owes $43,000~ in taxes...

The owner is listed at the same address... So let's say I send her a letter and she calls me back.... How do I go forward? I would offer to pay the back taxes right? What benefits would someone in that situation be looking for?

Very broad questions, I know, but I'm just trying to figure out how to approach these properties...
