Yeah, it's an area that has been and continues to fill up with new developments, schools, shopping etc. so appreciation should be there. Tenant screening will be key!

Possible deal in place through KB Home...

$126,990 is base line price...

  • tile entry
  • vinyl kitchen/utility/bath
  • carpet in living and bedrooms
  • energy star qualified home (more of a selling point to renters?)

area rent comps are around $1100-$1300

2 year plumbing and HVAC/electrical warranties

10 year foundation/framing/structural warranties

If we use KB's lender they cover 2% of the closing costs...

no rehab is needed.. it's a brand new home with warranties.. seems like a good move.. but i'm stuck! first deal.. $300~ monthly cash flow if we can rent it at $1300.. it's a go right?!?

I can bring my own marketing budget/lead sourcing/buyers list toyour network… You have the experience to help evaluate properties correctly, share insight on negotiations, and other aspects of REI... I have time and the determination to succeed!

@John Chapman Thank you for the insight!... a couple things though...

(1) I guess I believe that just getting in touch with people to see what they're about and what they're involved in is the strategy... a "mentor" would form out of similar goals, interests, and if they believe I have something to bring to the table.
(2) You say you are not a wholesaler but have done direct marketing... have you tried wholesaling before? and what were your direct marketing campaigns for? I'm aware that wholesaling is not an "easy-in" or "get rich quick" strategy that many new "investors" choose... I completely agree that you have to be sharp with your offers to sellers and to your buyers or you will develop a poor reputation... I believe in running a good business based on providing a good service/product to everyone involved.

(3) Again, totally agree... this is part of my launch strategy, I'm hoping to connect with people who I can learn how to better understand true rehab costs.

@Brian Gibbons I agree that coming with multiple offers is key to getting the most out of a lead... providing more options for the seller is a great way to increase the odds of them going through a deal. I'm going to continue to learn more about sub2 and lease options. Any good reads you suggest???

@John Chapman in truth... I want to learn more about ALL of those things! But...

First I want to learn to wholesale. I believe I've gathered enough knowledge on how the process works and how to get started.

I'm really wanting to find someone who is currently, successfully wholesaling in the DFW area who is interested in me being a set of "boots on the ground" ... someone who will allow me to learn how to better evaluate properties (accurate rehab estimates), negotiating with leads.

I'd like to start with maybe splitting the profits on deals... but I'm certainly open to an "internship" of sorts

@Joe Fairless I grew up playing hockey, have family all over Minnesota, and always wanted to get away from the Texas heat and into a "hockey state"... now I'm glad to be back where its warmer!

Did you start investing here or in NY first?

Hello all,

My name is Adrian Schlueter, I'm 23 and I grew up in Keller, TX. Graduated from the University of Minnesota Duluth in 2012 and moved back to DFW in June 2013 to be a real estate investment partner with my dad who is out of Colorado Springs.

I'm a member of Lifestyles Unlimited and am a small passive investor on an apartment complex in Arlington.

I have been trying to educate myself more and more about REI since June while working full time at Fastenal in Ft. Worth. Although, I'm really itching to dive completely into real estate!

I'm looking at getting started with wholesaling... building up some capital and then looking for SF rentals for cash flow and/or multi-family opportunities.

Really looking for any guidance on getting started, and looking forward to hopefully working with fellow DFW investors to make deals happen!
