Problem I never thought I'd have.

Had renters move out last night, they took all their stuff and actually cleaned quite well. They didn't stick around for a walk through, or even tell us when they left and didn't give forwarding address or numbers. Going to have to track them down to give back damage deposit ( maybe they forgot they paid!? ) Then had a girl coming to see the property today. She showed up with a moving truck thinking since I said it would be available August 1 she could move right in. Both of these experiences have made my jaw drop a little, this never happens. Just a very odd 12hrs in the landlord business.

Must've really needed a place. I'd be careful about allowing someone to short circuit the proper screening process. I hope they turn up good tenants but I'd be concerned.

I'd send their deposit back certified mail return receipt in this instance. Without a forwarding address on file, the USPS will forward only if they have a forwarding address. It would be a best practice and in the event it is returned undelivered, you can preserve your defense.
