Typically the "nicer" places are the ones which have the least value from an investment perspective. Wouldn't discourage you from looking however.

My sense (and I'm a newbie in Austin myself) is that East and South have the best deals as the areas are still gentrifying but not too far behind North and Central Austin. So you get properties that have some appreciation potential while not being afraid of vacancy being high.

Of course, you could sell your existing place and then buy a duplex in Central Austin (if you have enough for equity) and hope that the rental from the second house can provide a large subsidy to your mortgage. Thats a popular house hack amongst the Bigger Pockets community.

The alternative would be to be keep your existing place (assuming its largely self owned). Get a 80% mortgage and use the proceeds to buy an apartment/duplex or a SFR in South or East Austin with good cashflows. You still will have to pay for a large part of your mortgage but it's likely to be better.

Am planning to buy a lot in Austin TX as an investment to build and sell/rent.

The lot is street facing and has adjoining built up homes on the left right and back. There are fences on the left and right hand side but not at the back.

However the lot also has a fence halfway through it. It’s almost as if the rear half was being used by the occupants of the home at the back as an “extension” to their yard.

The survey shows the boundaries as expected and also shows the fence on the lot.

Should I be worried about buying something like this?

Hi guys

I’m a newbie investor looking at OZs as an option.

So far I have been able to figure out some things from my reading (and the helpful links in this thread). One important distinction I determined was between the investment in the funds vs the investment in the property. I believe that means one can “flip” the original investment multiple times over the holding period.

However I don’t know if the funds that have been invested into the fund have some restriction on how long they need to be invested in RE vs in cash. For example, if one flipped investments every two years and it took an average of six months to find a new investment it would mean that over a ten year period we would have eight years on RE and two years in cash. Does that get you to the 15% gain exemption or to the 100% exemption?

Appreciate any light you can shed on this.

I would focus on flips to begin with.
