Hi Daryl! Great job on the foreclosed condo. That is exciting! Sounds like you have a great opportunity in front of you. There are many companies out there that offer pre foreclosure lists for a fee. Just do a google search for "pre-foreclosure leads". There are also companies such as Property Radar, which I highly recommend, that offer an online service where you can find and track foreclosures as well as look up all kinds of property data as well.

Hi Justin. Great question. If you get your offer accepted on a HUD property, you are going to need to do a double closing in order to wholesale it. This is where, on the same day, you close with HUD and then you close with your end buyer. This is not allowed in all states but I believe Al does allow it. Your end buyer can fund the first closing so that you do not have to come up with that money.

Once your offer is accepted the clock will start ticking but you will normally have a good 30-45 days to close on the deal. You can absolutely partner w/ another wholesaler. Make sure to have your agreement all squared away with them on what the split is going to be. 

Remember, you can't assign a HUD deal. You must close under the entity that initially made the offer. Also, depending on the price of the HUD home you will have either $500 or $1,000 on the line. Non refundable.

Hi John. Good to hear that you decided to get back in the game. Great job building that foundation of knowledge to be better prepared this time around. Just make sure that you are still taking action on what you are learning. You will never learn it all and the quickest way to learn is by taking action. 

I am sure there are a good amount of investors in the Sac area that will reach out to you. You can also attend the investment clubs in your area if you have not done so yet. They are a great place to learn and network with other investors.
