Hi Jacob. Welcome to BP. Great question. Before you partner with anyone do an honest evaluation of your strengths and weaknesses. The partner that you seek should be strong in the areas you may be weak. They should add value to the partnership by bringing skills to the table which you may not posses and vice versa. Take into consideration how much time you and the potential partner can dedicate to a partnership, how much money each can allocate if any, and experience/knowledge with real estate investing. I once heard someone say "Partnerships can be sinking ships". Choose your partner wisely if you go that route. Here's to your success!

Corey, way to get out there and take action! You are doing what most investors will not do. Because you have the courage to knock on doors you can get a leg up on your competition. It's hard to give a specific time frame. Some will look for options as soon as they fall behind. Others will wait until the very last minute. I would say the 2-4 wk mark is a good bet. You can also invest in a paid service like Intelius and reverse look up their phone numbers as another angle. The time of day can make a big difference as well. Generally the early evenings M-F, while still light outside, are the best time to catch people at home. Also, Saturday mornings as well. I commend you on your courage! I know you will succeed.

Hi Adrian. No sure that I fully understand your question. Tax lien sales very often. It is rare that they are not redeemed and you end up with a house for next to nothing. You can make great returns on your money guaranteed by the government. That being said there is still risk involved. 

You may buy a tax lien and then down the road you may have to foreclose on the property to actually get your money back plus interest. During this process you have to pay the attorney fees. These are refundable but the process can take a great deal of time. 

I don't want to steer you away from tax liens but you should be aware of everything that may be involved before investing in them. The returns are great but you may have to go through the foreclosure process to collect.
