@Becca F.Hi there! You're the 2nd person to have invested in a place you lived. That gives you peace of mind. The mid-west is an excellent area to invest in, according to the videos I've been watching. With little downpayment and this being my first investment property, I plan to research the mid-west. I am interested in a multifamily (2apts) or a single family to start. Once I get in the weeds and understand pricing, that will determine my direction. NY is not a landlord-friendly state. I've witnessed some horror stories and seen good landlords being taken advantage of, burdened, and stressed beyond belief due to a non-paying tenant. I can't go through that. It may happen along the road, but I want to minimize that risk, so NY is not where I can start.

@Travis Biziorek Hey Travis! That was an ingenious strategy for out-of-state investing. I love that! At the moment, I can't see myself moving to another state. However, I must say that all the big decisions I made I never saw myself making, haha. I am at the stage of deciding which market to target. If Detroit is on my list, I would love to talk with you. @Ruchit Patel Hey there! It was a turnkey podcast that made me want to pursue REI, and I bought a book and read all about it. After learning more about this turnkey property, I decided it wasn't for me. Although I want to be an investor, I want to have some say (not sure what exactly yet). This is a 100% hands-off operation, and I was not fond of that too much. I also read there can be a lot of bias regarding tenant screening. I don't know if all turnkeys operate this way, but this one, in particular, does it all, from financing and finding the property to screening the tenant to daily operations and rent collection.

Was this your experience with turnkeys you've invested in? Thanks so much for your feedback!

@Andrew Bosco No apologies needed. I googled reputable  PMs. There was one nationally recognized PM Co. that received outstanding reviews. However, they got awful reviews locally in multi cities. I would have to read through each review to understand the tenant's situation, which is not an efficient use of my time. I've been tuning into YouTube videos and beginning to learn how to establish direct relationships with groups which can lead to referrals etc. I appreciate the time you took to respond to my post.

@Andrew Bosco Hi Andrew. I appreciate your feedback. Thank you for that simple, practical advice on researching property managers. How could I have missed that?? I research everything to death. I don't want to invest in NY or NJ. I can't afford to have deadbeat tenants, although it's not foolproof, I can't invest in an area that doesn't have laws to protect a landlord.

Hi. I'm in NY, which is not a landlord-friendly state, so I'd l like to invest out of state. What have you encountered investing in a state other than the one you reside in? How did you work to establish trust with the team on the ground?

Hi. I can’t seem to log into the bootcamp site for the February bootcamp. I’m using the same credentials I use for the BiggerPockets site. Anyone else having trouble?

Is a BiggerPockets mobile app on the horizon In the near future?
