@Lloyd Preece Hi Lloyd. I hadn't considered PA, but I will add this to my spreadsheet. Investing out of state in a landlord-friendly state that's less than a 3hr drive would be ideal! I'm reading a book on out-of-state investment and learning to analyze the basics before making connections with a team of people. Thanks for the suggestion.

@Mike D'Arrigo Thanks Mike. I'm analyzing the market and reading David Greene's book, which emphasizes the importance of the real estate basics, similar to your suggestions. 

@Andres Murillo Hi. Andres. Thanks for the response. Investing in local real estate can have challenges; add in the out-of-state factor, and the risk increases exponentially. After some research, I'm noticing the real estate basics is the foundation layer. I'm starting to learn about the market. I'm interested in 2 states and, after my analysis will decide if it's worth pursuing.

Hey, just curious if there's any place in the US that allows a school tax reduction for any particular reason? For example, people in my community argue that there are so many senior citizens and people without children in the area that they should be allowed a reduction in the school tax. 

Hello. I'd like to hear from my out-of-state investors that they successfully invested in a state they had never lived in or worked in that state for a long time. How did you develop relationships with the realtors, mortgage lenders, property managers etc. Were you taken advantage of at any time because you were out of state and trusted what you were told? I'm considering out-of-state MTR because NY is not a landlord-friendly state.

@Bernard Joseph S. I appreciate the advice and connection. I agree it's worth visiting the place I'd be investing in. My job allows me to work remotely, and I'd be able to spend time in the city I decide to invest in. Much success to you and your wife/partner :)

@Manco Snead Thanks for the advice. I am a hands-on person usually, but I won't be able to purchase anything in NY as this is a solo venture. Should I end up with deadbeat tenants, I'm potentially stuck with them for years because NY laws protect non-contributing members of society.

@John Jones Hey John. You have a famous name. If you're into MMA you know what I mean. I appreciate the offer and will reach out once I dive into the areas of interest. I am leaning toward the mid-west, but don't have enough info to say for sure. It will be so helpful to have a closer look at the neighborhoods once I have my target. Thanks again!
