Hello!

I am 29 and just got my Real Estate License (first try luckily)

I have never been in sales but I have worked in customer service for almost 10 years.

I have been wanting to get into Real Estate investing in general and originally got my license in order to learn as much both about sales, as well as real estate in general.

I just found a broker (Keller Williams) in Inland Empire in So-Cal. I will be beginning in early February.

I wanted to get a head start and see what I should be learning before I officially start with the brokerage?

I have recently been reading (Reverse Selling) and watching the videos of Brandon Mulrenin.

I guess my queation is what are some of the best lead sources for the absolute beginner to tap into?

Once I am officially employed I have considered door knocking around my local neighborhoods.

I have also heard calling people is much more effective. What are some of the best ways to obtain leads of interested prospects to call?

Also, are their free or relativelty affordable sales programs with an emphasis on real estate that you all reccomend? Any programs, books, audio, etc?

Thank you for this. I’m actually planning on doing this and moving out of California probably to Arizona.

I am thinking maybe about either getting my Real Estate license and doing Real Estate in the Summers to get some exposure while also taking the time to do real estate investing as well.

So far I don’t have student loan debt at all. I’ve had financial aid cover it.

So I am currently 25 years old. I live in Orange County, California.

I am just learning the basics of real estate investing. I am about to finish my undergrad in history next fall. I am planning on obtaining my teaching credentials. After all teaching is the most I can do with a history degree. Apart from this the degree is useless if you were to do anything else. I am currently living with extended family. As of right now thankfully I have been able to live rent free due to the generosity of my family.

I currently work a part-time job earning $15.94 for about 25-30 hours a week with a monthly salary of about $1200-1300

As of right now I have managed to save about $6000 with about another $6000 in retirement and genera investing combined.

Eventually I would like to get more into real estate investing. The only thing is that given my current situation and also going into teaching at least here in California it doesn’t seem like I would be able to afford anything. The cost of living and the need for a down payment seem way too much.

Do you think I should be looking at another career? I do have an Associates in Business Admin. As much as I like teaching I am thinking about the practicality of looking at other career options such as being a financial advisor, working at a bank, or simply pursuing say a Bachelors in Business Admin. Since these tend to be higher paying careers.

I will have to verify with my mom. But I would say nothing more than $ 350-400K.

Does anyone know of any good safe areas to buy rental property in or around San Bernardino? 

My mom works in SB and is planning on getting into house hacking. She is planning on buying a small multi-family home around here since this is where she works and a lot of people live around this area because of the local casino. My sister and I while we won't be living with her (as we live in Orange County) are helping her to finance part of her purchase. We will be sharing profit of the cash flow. 

I know that San Bernardino is a pretty dangerous area. So I was wondering what would perhaps be the best area around here either in SB or at least not too far from the area that is relatively safe and a good choice for buying rental property (in this case house hacking). Obviously I would want my mom to be safe as well as she will be living here.

Thank you! I just learned about the concept of house jacking. That is something I will definitely learn more about especially as I am planning on moving out and getting my own place soon.
