Good areas in an around San Bernardino?

Does anyone know of any good safe areas to buy rental property in or around San Bernardino? 

My mom works in SB and is planning on getting into house hacking. She is planning on buying a small multi-family home around here since this is where she works and a lot of people live around this area because of the local casino. My sister and I while we won't be living with her (as we live in Orange County) are helping her to finance part of her purchase. We will be sharing profit of the cash flow. 

I know that San Bernardino is a pretty dangerous area. So I was wondering what would perhaps be the best area around here either in SB or at least not too far from the area that is relatively safe and a good choice for buying rental property (in this case house hacking). Obviously I would want my mom to be safe as well as she will be living here.
